RENTAL RULES
Welcome to Villagoona at Cape Coral, Florida. Please remember, this is our home and we are sharing it with you. As with any household there are a few rules that will make your environment more comfortable and insure the comfort of future guests. Please read them carefully.
Check-In: Take your time upon arrival and check the house (interior and exterior) for any kind of damages. Any damages detected need to be reported immediately, latest the day after arrival to our property management (Quality Home Service, Mr. Michael Rothausen, (239) 314-4711 or Mrs. Cornelia Rothausen (239) 989-8707). DO NOT TRY TO DO MAINTENANCE WORK ON YOUR OWN! All damages reported afterwards will be considered as caused by the guest and costs incurred for the repair have to be paid by guest.
Maintenance: Villagoona LLC attempts to properly maintain the vacation rental. The guest agrees to immediately notify the property management of any maintenance problem, so that the situation can be remedied as soon as possible. Villagoona LLC is not responsible for any inconveniences that may occur for which he has no control. This includes, but is not limited to: power outages, adverse weather conditions, mandatory evacuation, construction, mechanical failure such as pool, hot tubs, television, etc. No refunds will be given for occurrences beyond the owner’s control (Villagoona LLC). Problems in the home will be handled in a timely and professional manner but are subject to availability of repair people, etc. There will be no refunds or adjustments for malfunctioning equipment.
BBQ: The gas grill on the patio is the only grill permitted. Do not use charcoal grills. Please close the gas canister after usage of the BBQ and clean the BBQ grill after. In case you do not want to clean the BBQ, a cleaning fee of $ 35 is applicable at check-out. If you are running out of gas, the gas canister can be refilled at Walmart or at gas stations (ca. $19).
A/C: Please keep windows and doors closed once the A/C is running. This will help to save energy costs and protects the air conditioning. You can adjust the temperature with the arrow keys on the thermostat. DO NOT SHUT DOWN THE A/C COMPLETELY, it helps to handle the moisture.
Pool / Lanai / Patio: Do not try to change the settings for the pool (heating, filter, pump). Changing the settings means reducing the quality of the water in the pool and hot tub. Please do not adjust the temperature of the pool heating on your own. If you wish to change the settings of the pool heating, please inform our property management who will deal with your wishes. The pool heating will only be turned on upon request. Please bear in mind that heating up the pool will take some time and extra electricity charges for heating up the water will apply.
Once per week the pool will be cleaned by our service provider. Do not get afraid if you see someone from the pool cleaning service standing at the pool. The employees will not ring the doorbell, before entering the pool area.
No children under the age of 16 are permitted in the hot tub at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Do not use hot tub if pregnant. SHOWER BEFORE GETTING IN HOT TUB sweat, dirt and oils cause too much strain on the filtering system and cloud the water. Keep glass and electricals at least 10 feet from hot tub. No alcohol permitted while in the tub.
Guests recognize that the use of docks and wharfs is at guests’ own risk. If a boat is to be tied up to the wharf, it is the guests responsibility to determine that the wharf and float can handle the length and weight of boat and that depth of water at high and low tide is adequate for the draw of the boat. Guests hold property management and Property Owner (Villagoona LLC) harmless for any damage caused to any vessel by use of these amenities.
Discharging fireworks, sparklers, or firearms, is prohibited.
Do not forget to lower the umbrella and to store all soft furnishings when you leave the house.
Weather conditions in Florida can change quickly. Any costs to repair damages caused by ignoring these rules have to paid by guest.
If you leave the house, even briefly, close all the doors and windows. Keep the garage doors closed when not entering or exiting the garage. The house has hurricane shutters that are only to be used in the event of a hurricane. Please be sure the doors and windows are closed and locked when a storm blows up.
Interior: Smoking is allowed outside only.
Keep the property and all furnishings in good order. Indoor furniture is not to be moved, excepting the side chairs. Bringing rental furniture (except cribs) into the house is prohibited.
Only use appliances for their intended use. If you use the self-clean function of the oven, please remove the racks first. The extreme heat ruins their finish. Please do only use the garbage disposer for kitchen waste (organic waste only).
We offer our guests pool towels which can be used outside (pool area, lanai). Do not use bath towels outside.
Please do not leave wet bath towels on beds or furniture. Do not use decorative Pillows or sham pillows for bedding.
The property is equipped with a locked Owner’s Closet.
Please do not tamper with the locks or attempt to open this closet.
Pets are NOT allowed.
Please clean the glass doors in the showers with the screen wiper provided. Please leave the glass doors of the shower open, so that the bathroom does not start to get mouldy. In case you are cleaning the bathroom, do not use strong cleaner.
The property is on a well and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $ 200. Place feminine hygiene products and disposable diapers in the “outside” garbage can.
Washer / Dryer: Do not use bleach for doing laundry. Please clean the lint filter of the dryer after usage.
General: We cannot guarantee quiet use or enjoyment of the property due to noise from other persons, construction, maintenance, road work, etc. from neighboring properties or municipal areas and will not grant a rebate for circumstances originating outside the property.
Please respect neighbors and others around the property – do not go onto other’s property.
Quiet time should be observed after 10:30 PM – remember, if windows are open loud voices can travel.
People other than those in the Guest party set forth above may not stay overnight in the property or need to be registered with our property management in advance. A fee per overnight stay per person applies based on the rate applicable for the stay.
The house is privately owned; the owners (Villagoona LLC) are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners (Villagoona LLC) are not responsible for any theft, damages or loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
There is no daily housekeeping service. While linens and bath & beach towels are included in the house, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the house.
Villagoona LLC is not responsible for items left behind. If items are found and guest would like to have the item(s) returned, the fee will be $50.00 plus postage.
Villagoona LLC does not offer our property for weddings or gatherings of any size. You may not host a reception or any event of any kind (anniversaries, reunions, etc.) at our property.
Garbage pickup day is Tuesday around 7AM. With the lid securely closed, put the garbage containers at curbside the night before. Newspapers go in one bin, and cans and bottles in the other bin. Cardboard boxes will be taken if they are collapsed and nested. No plastic bags are taken for recycling.
Cleaning, check out: Please arrange a check-out date in advance with our property management at the date of departure. You should calculate enough time for the check-out procedures. Our property management will go through the checkout list with and read the electricity meter and report it on the checklist. If an excessive amount of cleaning is required (more than 4 hours), the guest will be responsible for extra cleaning and laundry fees. In order to avoid this, we ask that guests, prior to check-out do the following: start a load of dishes, bed stripped and pile towels neatly in the bathroom, remove leftovers from the refrigerator, take all trash to trash cans.
Storms: If there is a storm or hurricane, no refunds will be given unless:
- The state or local authorities order mandatory evacuations in a “Tropical Storm/Hurricane Warning area” and/or
- A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest.
- The day that the authorities order a mandatory evacuation order in a “Tropical Storm/Hurricane Warning,” area, we will refund:
- Any unused portion of rent from a guest currently registered;
- Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
- Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period.
Lessee Cancellations:
(ALL CANCELLATIONS MUST BE MADE IN WRITING) Guest Lease Cancellations may be made between the date a reservation deposit is received by Agent/Villagoona LLC and a date determined to be 45 days before a scheduled Guest occupancy. Such cancellations will incur a “re rent” fee. Re rent fees are as follows:
- A) Guests acknowledge that they are fully and uncontestably responsible for all lease payments, fees, and taxes as detailed herein unless the Premises is successfully re-rented.
- B) As an accommodation to Guest, Agent/Villagoona LLC shall endeavor to re-rent the Premises at the published rental rate for the term of this Lease.
- C) If the Premises is successfully re-rented for the term at the published rental rate, the guest will be refunded the cleaning fee payments less a charge of 50% as a cancellation fee which will be retained by the Agent as reimbursement for re-rental costs.
- D) If the re-rental amount received is less than the published rental rate, any deficiency remains the sole obligation of the Guest.
Use of Premises: Guests will comply with all local laws and ordinances regarding the use of the premises. Guests will comply with all owner’s (Villagoona LLC) set rules as set out above. Failure to adhere to these rules will be considered sufficient cause for immediate termination of your stay and all monies paid will be forfeited.
